The brief
The challenge
Mortgage Mantra, the London mortgage broker whose website we had already built, ran its whole pipeline in an Excel workbook: a live book of cases plus separate sheets for referrals. It worked, but it had no access control, no reminders and no record of who changed what. Fees and commission were worked out by hand, and clients whose mortgage deals were ending could be missed until it was too late to help them remortgage.
Our approach
What we built
We built Mortgage Broker Pipeline, a private web app that replaces the workbook with one shared system, in Laravel 13 with Inertia.js, React and TypeScript. Every case moves through its stages from first enquiry to completion, and the app works out the fees and the adviser and firm commission split on each one. Brokers see who needs a call today and get a weekday email digest; when a case completes, the app books the remortgage reminder for when the new deal ends. The owners get live income reports by period, adviser, lender and referrer, with exports. Four permission levels, two-factor sign-in and passkeys, and an audit trail of every change protect sensitive client data, and the original workbook was brought across with a dry-run import that flags duplicates. We delivered it over seven rounds of testing and feedback with the client's team.
- A case pipeline from enquiry to completion, with search, filters and a quick-edit panel
- Fees and adviser/firm commission calculated on every case
- Follow-up reminders with a weekday email digest and in-app notifications
- Remortgage reminders booked automatically when a case completes
- Income reports by period, adviser, lender and referrer, with CSV and Excel export
- Separate trackers for protection and conveyancing referrals
- Four permission levels, two-factor sign-in, passkeys and a full audit trail
- The original Excel workbook imported with a dry run and a duplicate check
